Fire-rated doors present a different requirement: the door must be self-closing and self-latching at all times. A closer that does not pull the door fully closed defeats the fire rating of the assembly. If a fire marshal or your insurer flags a self-closing door that is propped or not latching, the closer is almost always the culprit. We test the full close-and-latch cycle before we leave.
Residential closers
Door closers are not only a commercial item. Screen doors, garage entry doors, and patio doors in residential settings often use a lighter-duty surface-mounted closer to prevent slamming and keep the door from blowing open in the wind. Can you adjust a closer that is slamming without replacing it?
Yes, in most cases. Slamming is almost always a closing-speed or latch-speed valve that is set too fast. We adjust the valves on site and test the full cycle. Replacement is only needed when the body is cracked, the fluid has leaked out, or the arm is damaged beyond repair.
How do I know if my door closer needs to be replaced versus just adjusted?
If the arm moves with little or no resistance, hydraulic fluid has likely leaked out and the closer body is spent. Visible fluid streaks on the closer body or the door face are a sign the seals have failed. Cracks in the casting also mean replacement.
