Door closer repair and installation

Door closer repair and installation in Atlanta, so fire doors close and heavy doors stop slamming.

A door closer looks like a small detail until it fails. When the closing speed is off, a heavy commercial door slams hard enough to startle customers and crack glass sidelites. When the latch speed is too slow, the door hangs inches from the frame and the latch never seats, leaving the building unsecured. When hydraulic fluid starts leeping from the body, the closer has weeks left before it quits entirely.

J&M Locksmith has been servicing door closers for Atlanta businesses since 2013. We work on surface-mounted overhead closers, concealed overhead closers, and floor-spring closers. We adjust the valves for closing speed, latch speed, and backcheck, and we can set the opening force to meet ADA requirements for your application. When adjustment is not enough, we replace the unit and dispose of the old one.

Adjustment versus replacement

Most closer complaints come down to a few valve adjustments. The closing speed valve controls how fast the door swings from open to nearly closed. The latch speed valve controls the final few degrees so the bolt seats firmly without a slam. The backcheck valve cushions the door at full open so it does not bang into a wall. All three are accessible on the closer body with a small hex key, and adjusting them takes minutes when you know where to find them.

Replacement is the right call when the closer body is cracked, when fluid has leaked out and the arm moves with no resistance, or when the unit is so old that parts are no longer available. We carry the common LCN, Dorma, Norton, and Sargent closer bodies on the van so most replacements happen on the first visit without waiting on a parts order.

ADA and fire-door requirements

ADA requires that interior hinged doors on accessible routes open with no more than 5 lbf of force. Exterior doors are not capped by ADA, but many local codes and leases specify a maximum. A closer set too tight pushes the door into violation and can trigger a complaint or a failed inspection.

Fire-rated doors present a different requirement: the door must be self-closing and self-latching at all times. A closer that does not pull the door fully closed defeats the fire rating of the assembly. If a fire marshal or your insurer flags a self-closing door that is propped or not latching, the closer is almost always the culprit. We test the full close-and-latch cycle before we leave.

Residential closers

Door closers are not only a commercial item. Screen doors, garage entry doors, and patio doors in residential settings often use a lighter-duty surface-mounted closer to prevent slamming and keep the door from blowing open in the wind. We install and adjust residential closers using the same process: right unit for the door weight, valves tuned to the door, tested before we leave.

Call us for door closer service when:

  • The door slams hard enough to rattle the frame or startle people.
  • The door swings closed but does not pull the latch bolt into the strike plate.
  • The closer arm moves with no resistance and the fluid has leaked out.
  • The door takes so long to close that it never fully shuts on its own.
  • The backcheck is gone and the door crashes into the wall at full open.
  • A fire-rated door is not self-closing or was propped open to compensate for a bad closer.
  • The opening force is too high for ADA compliance on an accessible-route door.
  • You need a new closer installed on a door that currently has none.

Closer types we service

Surface-mounted, concealed, and floor-spring closers, adjusted or replaced.

The closer type determines the adjustment points and the replacement options. We work on all four common configurations found on Atlanta commercial and residential doors.

Hydraulic surface-mounted overhead door closer with articulating arm on a commercial steel door

Surface-mounted overhead closers

The most common type on commercial doors. A cast-iron or aluminum body mounts to the door face or the frame head, with an articulating arm connecting to the opposite surface. Closing speed, latch speed, and backcheck are all field-adjustable. Brands include LCN, Dorma, Norton, Sargent, and Yale.

Concealed overhead door closer installed inside the top rail of a glass storefront door

Concealed overhead closers

The closer mechanism sits inside the door or frame so nothing is visible from the corridor. Common on glass storefronts and high-end interior doors where appearance matters. Adjustment requires removing a cover plate, but the valves work the same way as surface-mounted units.

Floor-spring door closer recessed into the floor beneath a heavy glass pivot door

Floor-spring closers

A hydraulic spring mechanism recessed into the floor beneath the door, used on heavy glass or aluminum doors that swing from a center or offset pivot. Adjustment covers closing speed and latching force. Floor springs on high-traffic doors wear faster than overhead units and may need rebuilding or replacement every several years.

Closer adjustment and repair

Not every closer call ends in replacement. We adjust the closing speed, latch speed, and backcheck valves and test the full cycle. We re-anchor loose mounting screws, replace a bent or stripped arm, and patch minor fluid seeps with a new end-cap seal when the body itself is sound.

How it works

Diagnosed, adjusted or replaced, and tested on the first visit.

We match the fix to the actual failure. You know the price and the plan before we pick up a tool, and we carry the common closer bodies so most replacements close out the same day.

  1. 01

Describe the door and the closer

Tell us the door type (steel, aluminum storefront, glass, wood) and what the closer is doing. A few questions help us arrive with the right replacement unit if one is needed.

  2. 02

    We quote on the phone

Based on what you describe, we give you a price range before we dispatch. Final price is confirmed on site after we assess the closer in person.

  3. 03

We diagnose and adjust or replace

We check all three valve settings and the mounting hardware. If adjustment solves it, we set the valves and test. If the closer needs replacement, we walk you through the options and your approval before we start.

  4. 04

    We test the full cycle

We cycle the door at least five times to confirm the closing speed is smooth, the latch seats every time, and the backcheck cushions at full open. ADA force is measured if requested.

Cost and options

What door closer repair and installation costs in Atlanta.

Most closer adjustments run $95 to $145. A full closer replacement, including the new unit and installation, typically runs $175 to $325 depending on the closer type, mounting configuration, and whether a specialty bracket is needed. Floor-spring replacements tend to run higher because of the floor work involved.

The price we quote on the phone covers the trip and the diagnostic. If the closer needs replacement and the cost runs beyond the initial quote, we tell you before we pull the old unit. Nothing gets installed without your go-ahead.

Service Starting price
Closer adjustment (speed, latch, backcheck) Starting at $95
Closer arm replacement or re-anchor Starting at $115
Surface-mounted closer replacement Starting at $175
Concealed overhead closer replacement Starting at $225
Floor-spring closer replacement Starting at $295
New closer installation (no existing closer) Starting at $185
ADA opening-force adjustment and test Starting at $95

Final price confirmed before work starts. The phone quote includes the trip. Replacement parts beyond what was described are approved by you before installation.

FAQ

Questions before you call.

These answers cover what we hear most. A quick call is still the fastest way to confirm the details for your exact situation.

Can you adjust a closer that is slamming without replacing it?

Yes, in most cases. Slamming is almost always a closing-speed or latch-speed valve that is set too fast. We adjust the valves on site and test the full cycle. Replacement is only needed when the body is cracked, the fluid has leaked out, or the arm is damaged beyond repair.

How do I know if my door closer needs to be replaced versus just adjusted?

If the arm moves with little or no resistance, hydraulic fluid has likely leaked out and the closer body is spent. Visible fluid streaks on the closer body or the door face are a sign the seals have failed. Cracks in the casting also mean replacement. Everything else, including a door that slams, closes too slowly, or does not latch, is usually an adjustment.

Do you work on residential door closers, or only commercial?

Both. We install and adjust surface-mounted closers on residential screen doors, garage entry doors, and patio doors. The process is the same: right unit for the door weight, valves tuned correctly, tested before we leave.

My fire-rated door is not closing all the way. Is that a closer problem?

Almost always, yes. A fire door that does not self-close and self-latch is a code violation and defeats the fire rating of the assembly. The closer is the component responsible for pulling it closed. We check the valves first, then the arm, and replace the unit if it cannot be adjusted to close and latch reliably.

Can you set a closer to meet ADA opening-force requirements?

Yes. ADA caps interior door opening force at 5 lbf on accessible routes. We adjust the closer spring tension and check the force with a gauge. If the closer cannot be adjusted low enough while still closing reliably, we recommend a unit rated for ADA applications.

Do you carry replacement closers on the van?

We stock the common surface-mounted closer bodies from LCN, Dorma, Norton, and Sargent. Most standard replacements happen on the first visit. Concealed overhead closers and floor springs may require ordering the specific model, which we confirm on the phone before scheduling.
